Overview

Binghatti Starfall is a 19-storey freehold residential and retail building by Binghatti Developers in Al Jaddaf. It fronts Sheikh Rashid Road, one of the main arteries into the city. The project has 754 apartments, from studios to two-bedroom homes, including three Royal Suites with private pools, plus 17 ground-floor shops. Handover is expected in Q4 2027, with sources pointing to December 2027.

Location & Connectivity

Starfall’s roadside plot gives it high visibility and quick access to the city’s main roads. Binghatti publishes these approximate drive times:

Dubai International Airport (DXB) – 6 minutes
Burj Khalifa / The Dubai Mall – 8 minutes

The project links to Sheikh Zayed Road (E11), Al Khail Road and Oud Metha Road. A planned Etihad Rail station in Al Jaddaf should improve connections further once it’s built.

The Developer

Binghatti Holding was founded in 2008 as a contractor. It now runs design, development, construction and delivery in-house. The group reports more than 100 projects, over 50 of them delivered, across affordable, premium and branded residential segments.

Architecture & Design

The building has two basements, a ground floor, four podium levels, 14 residential floors and a roof. A shading grid on the façade gives residents privacy and pairs with sleek glazing. The frame extends past the roofline to form an open crown, and at night the lighting gives the effect of falling starlight. Full-height windows face Dubai Creek, the Downtown skyline and Burj Khalifa.
