Overview

Mercedes-Benz Places | Binghatti City is a branded master community by Binghatti Developers and Mercedes-Benz in Nad Al Sheba 1, in the Meydan district of Mohammed Bin Rashid City. The developer describes it as a 12-tower community, with homes from studios to five bedrooms, arranged around a central park with 12 curated experiences. It is being released in phases. The first towers on sale (Project Maybach, Vision Mercedes-Maybach Ultimate Luxury and Vision Mercedes-Maybach 6) offer studios to three-bedroom apartments, with completion in December 2027 and April 2028. Later towers run to 2028 and beyond.

Location & Connectivity

The community sits between Al Khail Road and Meydan Road, close to Meydan Racecourse and the Ras Al Khor Wildlife Sanctuary. Binghatti publishes these approximate drive times:

• Ras Al Khor Wildlife Sanctuary – 5 minutes
• Dubai Design District (d3) – 8 minutes
• The Dubai Mall – 10 minutes
• Business Bay – 10 minutes
• Dubai International Airport (DXB) – 15 minutes

The Developer

Binghatti is a Dubai developer known for branded towers with Bugatti, Jacob & Co and Mercedes-Benz. Binghatti City follows the first Mercedes-Benz Places tower in Downtown Dubai and extends the partnership to the scale of a whole community. The two companies signed the agreement in December 2025 at the Mercedes-Benz Museum in Stuttgart.

Architecture & Design

The towers draw on Mercedes-Benz automotive design: sculpted façades, grille-inspired podiums and a shared design language across buildings of different heights. The signature tower is Vision Iconic, a super-tall spiralling landmark. Each group of towers has a podium with parking and private amenities. Homes have internal heights of up to about 3.2 metres, and the community is aiming for LEED certification.

Residences & Sizes

Project Maybach (Tower 1) alone has 816 homes: 608 studios, 76 one-bedrooms, 92 two-bedrooms and 40 three-bedrooms, plus 15 shops. Sizes are taken from released floor plans and are confirmed per unit in the SPA.

• A central park of about 650,000–700,000 sq ft with 12 experiences
• A skate park, a creative playground and the “Aqua Joy” water playground
• The Harmony Hub gathering space, a picnic grove and a reflecting pond

Handover & Payment Plan

• Expected handover: Phase 1 towers (Maybach, Ultimate Luxury and Maybach 6) complete in December 2027 and April 2028; the master community is estimated for Q2 2029. Confirm the date for your tower in the SPA.
• Ownership: Freehold, open to all nationalities
• Payment structure: a down payment, then instalments during construction, then the balance on completion. Payments go into the escrow account registered for the tower.
