Introduction

This Al Jaddaf Dubai area guide starts with geography. Al Jaddaf (also spelled Al Jadaf) sits on the Bur Dubai side of Dubai Creek, between Oud Metha and the water, looking across to Dubai Festival City and Dubai Creek Harbour. The district combines a healthcare and wellness free zone, cultural landmarks and newer residential towers, and it lies close to Downtown and Business Bay.

Below we cover daily life, the kinds of property you will find, how the Green Line metro and RTA abras connect the district, its main landmarks, and what to weigh before you buy. Facts come from Dubai Healthcare City (DHCC), Dubai Municipality, the Roads and Transport Authority (RTA), Visit Dubai and Dubai Media Office. We do not quote average prices, rents or yields.

Lifestyle & Community

Al Jaddaf’s character comes from three things: the Creek waterfront, a large healthcare and wellness cluster, and a growing cultural scene.

Visit Dubai describes Jaddaf Waterfront as “Dubai’s new creekside hub focusing on a cultural lifestyle”. Its best-known landmark is the Mohammed Bin Rashid Library, which Dubai Municipality places on the banks of Dubai Creek in the Al Jaddaf area and calls a distinctive cultural landmark where education, culture and tourism meet. The waterfront is also home to the Jameel Arts Centre, which opened in 2018, and its Jaddaf Waterfront Sculpture Park, developed with Dubai Holding. Dubai Media Office’s coverage of a Dubai Culture and Art Jameel public-art programme describes the park as the UAE’s first arts-themed public space.

The southern part of the district is shaped by Dubai Healthcare City Phase 2. DHCC describes it as a 19 million sq ft wellness hub and “urban oasis” in waterfront Al Jadaf. It is set against the historic Creek and the Ras Al Khor Wildlife Sanctuary, and it overlooks Dubai Creek Harbour.

Who it tends to suit:

  • Healthcare professionals working at DHCC’s campuses in Oud Metha and Al Jaddaf.
  • Professionals and couples who want a central address near Downtown, Business Bay and the airport.
  • Buyers who value transit, since the area has both Green Line metro stations and abra links across the Creek.

It is not a villa community, and some blocks are still under construction, so visit the exact street at the hours you would live there.

Properties & Real Estate

Most homes in Al Jaddaf are apartments. Typical options include:

  • Ready apartment towers, from older mid-rise buildings to recently completed developer projects with pools, gyms and podium parking.
  • Off-plan towers in the residential grid and along the main road frontage, with handovers spread over the next few years.
  • Waterfront addresses near the Creek, including some hotel and hospitality-branded buildings.
  • Healthcare City residences inside DHCC Phase 2. DHCC says it offers leasing and freehold solutions, and for businesses it offers 100% ownership and investment models including freehold land sale, leasing and joint ventures.

New supply is also coming in DHCC Phase 2. In September 2026, Dubai Media Office reported that DHCC had broken ground on Dubai Creek Gardens, an AED 3 billion master-planned residential development by Global Partners Ltd. It covers more than 127,000 sq m along the Creek, with 70% of the area given to gardens, parks and open space. It is planned to include more than 1,400 residences, including what the release calls the UAE’s first Westin and Renaissance branded residences, and it is scheduled for completion in 2030.

Before you buy: foreign buyers can purchase in Dubai’s freehold areas, but you must confirm the freehold status of the specific building and unit. Also check the title deed, or the off-plan (Oqood) registration, with the Dubai Land Department (DLD) before paying a deposit. Because building age and quality vary so much in Al Jaddaf, compare only like-for-like units using DLD registered transactions for the building you are considering, not district-wide averages. Golden Visa eligibility depends on property value and current ICP rules, so confirm it for your specific unit.

Connectivity & Location

Al Jaddaf’s location is its strongest selling point. The district connects to three major corridors: Sheikh Zayed Road (E11), Al Khail Road (E44) and Oud Metha Road. Downtown, Business Bay, DIFC and the airport are a short drive away, traffic permitting.

Dubai Metro. The area is served by two Green Line stations: Al Jadaf and Creek. RTA says the new Al Jaddaf Marine Transport Station is about a minute from Creek Metro Station, so you can switch between metro and abra easily.

Abras across the Creek. RTA runs air-conditioned abras from Al Jaddaf Marine Station. It says the AC abra reaches Dubai Festival City in about 6 minutes, departs every 10 to 20 minutes, and costs AED 2 per person per route. RTA’s published route timings include:

  • BM2 — Al Jaddaf Marine Station to Dubai Festival City: Mon–Thu 07:30–23:30; Fri 07:30–23:00; Sat–Sun 07:30–00:00. AED 2.
  • CR11 — Al Jaddaf to Dubai Creek Harbour: Sun–Thu 07:00–23:30; Fri 07:00–23:20; Sat 07:00–23:25. AED 2.
  • CR9 — Dubai Festival City to Dubai Creek Harbour: Sat–Sun 16:00–23:45. AED 2.

These are RTA-published timings and fares, and they can change. Check rta.ae before relying on them for a daily commute.

Dubai Design District (d3) is nearby, and Dubai Festival City is a quick abra ride across the water. Confirm parking allocations and visitor parking for any tower you shortlist, since they differ by building.

Amenities & Highlights

Mohammed Bin Rashid Library. According to Dubai Municipality, the library has a basement, a ground floor and seven upper floors, a built-up area of 54,000 sq m, and a completion date of 2019. It is run by the Mohammed Bin Rashid Al Maktoum Library Foundation. Inside are specialised libraries, including:

  • an Information Centre, Public Library and Periodicals Library
  • Children’s and Young Adults libraries
  • Atlas and Map, and Media and Arts libraries
  • a Special Collection Library and study rooms

It also has a theatre for more than 550 people, temporary and permanent exhibitions, and a fully automated book store with a digitisation laboratory. Check opening hours on the library’s official channels before you visit.

Dubai Healthcare City. Established in 2002, DHCC calls itself the world’s first enabling healthcare and wellness free zone. It is governed by the Dubai Healthcare City Authority, and its site lists five hospitals and 168 clinical facilities across the City. Phase 1 in Oud Metha focuses on healthcare and medical education, and Phase 2 in Al Jaddaf on wellness. DHCC also provides community services for the City, including road maintenance, landscaping, street lighting and traffic management, cleaning, waste management and security.

Jaddaf Waterfront and Jameel Arts Centre. Visit Dubai highlights the creekside cultural strip. Its anchor is the Jameel Arts Centre, a contemporary art museum, together with its sculpture park, where Art Jameel and Dubai Culture have run public-art commissions.

Nature nearby. DHCC names the Ras Al Khor Wildlife Sanctuary as part of the Phase 2 backdrop.

Why Invest Here

No property comes with guaranteed returns, and we do not promise rental income or capital growth. Buyers commonly consider Al Jaddaf for these verifiable reasons:

  • Central creekside location, with access to Sheikh Zayed Road, Al Khail Road and Oud Metha Road.
  • Two Green Line metro stations plus RTA abras to Dubai Festival City and Dubai Creek Harbour, which is a rare mix of transit in one district.
  • A major healthcare and wellness cluster. DHCC Phase 2 is a 19 million sq ft wellness hub, with new residential investment such as Dubai Creek Gardens under way.
  • Cultural anchors, including the Mohammed Bin Rashid Library, Jameel Arts Centre and Jaddaf Waterfront.
  • Freehold options, subject to confirming each building’s status with DLD.

Weigh those against the drawbacks. Al Jaddaf mixes older and newer stock, so quality and finishes vary a lot from building to building. Parts of the district are still under construction, which can mean noise and changing views. Traffic on the approach roads can be slow at peak hours. Service charges differ by building, so ask for the current figures before you commit. For off-plan units, review the developer’s track record, payment plan, escrow and Oqood registration. For ready units, check the title deed, service-charge history and recent DLD transactions.

Treat this Al Jaddaf Dubai area guide as a starting point. Base the final decision on the specific building and unit.
