Dubai Ready Homes Gain Ground in October 2026: What Buyers Should Know

Dubai’s home-sale market held almost steady in October 2026, but the mix of what buyers registered changed. According to Projectory Research’s analysis of Dubai Land Department (DLD) home-sale registrations, published on 2 November 2026, ready-home sales rose while off-plan cooled. For anyone deciding between a completed apartment or villa and a new launch, that shift is worth reading carefully.

October 2026 at a glance

Projectory counted 9,999 home sales worth AED 21.27 billion (about USD 5.79 billion at 1 USD = 3.6725 AED) in October 2026. That was almost level with September’s 10,100 sales worth AED 21.31 billion: registrations down about 1.0%, value down about 0.2%.

The bigger story was composition:

  • Ready-home sales rose 13.8% to 3,606, taking 36.1% of registrations (up from 31.4% in September). Ready-home value was AED 9.68 billion, up 5.6%.
  • Off-plan fell by 537 sales to 6,393. Off-plan value was AED 11.58 billion, down 4.6%.
  • Most activity stayed in the mid-market: 6,829 homes (68.3%) sold below AED 2 million.
  • The median registered price was AED 1.25 million; the median price per square foot was AED 1,650.

Year on year, the picture is softer. Sales were 45.5% lower than October 2025, and registered value was 52.6% lower. Treat that as context for how hot last autumn was, not as a forecast for any single building.

What “ready gaining ground” means for buyers

Off-plan still made up almost two-thirds of October’s registrations, so launches remain a large part of the market. The point is that completed homes contributed more of the month’s volume and nearly offset the drop in off-plan value. Projectory notes that ready-home sales rose faster than their combined value, which implies a lower average ready-home sale value than in September—another reason to look at comparable registered transactions for the building you want, not citywide averages alone.

Practical takeaways:

  • If you need to move in sooner, October’s data shows more buyers registering ready homes. Check the title, service charges, and any snagging list before you commit.
  • If you prefer off-plan, inventory and payment plans still matter more than a one-month dip. Confirm escrow, the developer’s track record, and the current handover schedule with DLD and the developer.
  • Price bands matter. With more than two-thirds of sales below AED 2 million, competition is fiercest in that segment. Medians describe the mix of what sold, not how much an unchanged unit gained or lost.

We do not quote yields, ROI or “guaranteed” rental returns. Those depend on the unit, the building and how you hold the property.

Where the sales were concentrated

Among locations, Dubai South led with 856 home sales, followed by Jumeirah Village Circle with 822. Among named developments, Azizi Venice was the busiest, and Binghatti Skyterraces was among the busiest named schemes with 208 sales—useful context for how active some larger communities were, not a recommendation of any single tower.

Separately from the monthly sales figures, DLD concluded its fourth Real Estate Day for Emirati Employment on 29 October 2026 at Address Sky View. More than 80 real estate companies took part. DLD says the Real Estate Empowerment Programme has provided more than 2,100 employment opportunities for UAE nationals between 2023 and 2026, in partnership with the private sector. The day sits alongside DLD’s wider push to connect national talent with developers, brokerages and service providers—relevant background for how the sector is staffing up as transaction volumes evolve.

How to use these figures (and their limits)

All sales figures in this article are Projectory’s analysis of DLD open data as at 2 November 2026. Later registrations or corrections may revise the totals. Before you buy:

  1. Cross-check registered transactions for the specific building on DLD open data.
  2. Confirm freehold status, title or off-plan registration, and payment/escrow terms for that unit.
  3. Budget for service charges, cooling and fit-out—not only the headline price.
  4. If residency is part of your plan, Golden Visa eligibility depends on property value and current ICP rules; confirm them for your unit rather than assuming.
